The First Two Days Decide It

Mold is a moisture problem on a clock. In a warm, humid building, growth on wet drywall, carpet pad or cabinet board can begin within a day or two. That is why the first priority after water comes in is not cleaning, it is drying, and doing it fast enough that the material never gets the chance.

Standing water gets removed, then the real work starts: pulling wet material away from surfaces, getting air moving and pulling humidity out of the space. A room that was mopped and left to dry on its own almost always smells musty a week later, because the visible water was never the problem.

What Dries and What Does Not

Solid wood, tile, concrete block and sealed surfaces can usually be dried and cleaned in place. Porous material is the problem: drywall, insulation, carpet pad, particle board cabinet bases and wood trim all hold water inside them and release it slowly, which in this climate means they stay damp for weeks.

That is the line a proper scope draws. Wet insulation and carpet pad come out almost every time. Drywall depends on how high the water rose and how long it sat. Cabinet bases that were sitting in water rarely recover, however good they look on the outside.

Safety While the Water Is Still Around

Keep away from standing water anywhere near outlets, cords or an electrical panel. If you are not certain a circuit is safe, do not walk into the room. Water that has come from a sewer line or backed up from a drain is a biohazard: wear gloves, keep children and pets out, and do not treat it like clean rainwater.

Do not run the air conditioning if dirty water has reached the ducts or the air handler, because the system will distribute whatever is in it around the whole house. And do not point fans at a wall that already has visible growth, which spreads spores into rooms that were fine.

Documentation You Will Want Later

Photograph everything before anything is thrown out or torn out: the source, the standing water, each affected room, the baseboards, the flooring and the contents. Note the date and time water was discovered. Keep the written scope, the moisture readings and the photographs from whoever does the drying.

No one can promise you how a claim will be handled, and any company that does is telling you what you want to hear. What you can control is having a clear, dated record of what happened and what was done about it.

Who Puts It Back

Cleanup and rebuilding are two different jobs. Once wet drywall, trim, flooring and cabinets have been removed, somebody has to put them back, and that is usually a separate contract. Agree who is doing which part before the first cut so you are not left with an open wall and two companies pointing at each other.

Ask for the repair that stopped the water to be named in the paperwork too. A cleanup with no roof repair or plumbing repair attached to it is a temporary result, and the growth will be back by the following season.
