From First Call to Final Check
Talk with a provider
Confirm the property address and access with the independent provider. For a condo or a rental, say who can let them in and whether the building needs notice.
Ask for a written scope
Ask the provider for the findings, the proposed containment and removal, and the price. Do not authorize any work until you agree.
Clean up and check the result
The provider removes affected material under containment and cleans and dries the area; ask for a walk-through of what was done and what still needs a repair.
Before the Appointment
Leave the area alone. Scrubbing a patch with bleach before an inspection smears the growth, wets the wall further and makes it harder to see how far the material is affected. Do not cut into drywall or pull up flooring to look behind it.
Keep the air conditioning running at a normal setting so the house is not sitting warm and humid, and close the door to an affected room if you can. If water is still coming in, stop the source if it is safe to reach, and put a bucket and towels under an active drip.

Removal is only part of the job. The repair that stops the water, and the rebuilding of whatever came out, are separate pieces of work that should be named in the paperwork so nobody assumes someone else is handling them.
